the deal was and we'll talk a little
about the fight that's in here in a
second but um for years I believe um so
Details of the deal revealed: a 6-acre property south of Houston acquired through a marketing campaign.
it's 6 Acres uh south of Houston we you
know we just dropped the Miller campaign
somebody called in they inherited the
property um you know they had all their
stuff in line they just they didn't want
anything to do with it they didn't they
don't know what to do with that piece of
land um for for all they know is
actually not even usable so yeah um we
ended up contacting the owner uh we got
it under contract for 31,000 and uh
literally a day later we were going out
there putting upid uh and we found a
buyer like literally 24 hours within
under contract because we were able to
offer terms and that's really what what
sold it fast right so so what are the
terms so he followed by in 24 hours yeah
so the property uh like I said we're
under contract for 31 now we sold it
sign it to a buyer for 33,000 down and
total of like
$244,000 on a purchase price so we have
200,000 209,000 no at 10% interest for
60 months this guy's paying like 4,500
bucks a month so 4,500 bucks a month on
a 60-year note that was covered by the
down payment from the buyer literally
insane I think the reason why I want to
do a video because this is the best one
and I'm always looking for opportunities
like this where you get like where the
the purchase price covers a down payment
from the original buyer and you slick
the note yeah this one's the best one
yet I hope I do more videos like this
because this is crazy 60 60-month term
four th000 I'm like don't have the yeah
this this covers payroll yeah I mean
that's what and that's kind of what
we're in between like you know should we
cash out sell it or should we keep it
for 45 you know no keep that keep that
cuz one of the biggest things in
business is cash flow and stuff like
this you get enough of these that covers
your your overhead cash flow based on
everybody's needs to cover R in the data
syst thing yeah you get enough of those
and your your Baseline coverage for
whatever your marketing Sprint is yeah a
lot of like this and the one deal that
was before this was like 33,000 a month
this was 4,000 a month so I think this
is heing so I I wanted to really get
this on video because you can do this
with land and I I talk to anthy about
this like that's equivalent to like
eight or nine houses yeah yeah I mean
talking like two 300 bucks a month this
will somebody will make after all the
expenses are paid and they still have to
manage the property they still got to
repair the property if something goes
wrong like this land is just completely
different like if if something breaks
not my issue they're to I'm going to
make that payment and at the end of day
if they don't make that payment which we
don't hope for we don't we don't yeah
we'd rather just have them pay the note
off cuz you know we're in for a passive
game but I mean if he fails we just
resell it on terms again and do it over
and over again so net cash flow with no
capex Opex management not 20 that's
nothing maintenance anything nothing we
don't even yeah no Servicing Company in
place we don't talk to the buyer after
it's done and that's how you get it done

What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Starting the Hivemind has been an amazing journey so far. Seeing one of our users make his 6 figure month in June 2021 leveraging our software, I know there will be plenty more to come!

Around 16 my dad was released, started working at gallery furniture again and where I was offered a job by one of houstons most iconic entrepreneurs Mattress Mack (Jim mcingvale)

As I did anything from pick up trash, sales, moving furniture, or working on the website. Learned a lot here.

Learned about wholesaling while in highschool, did my first year second semester of senior year and went a whole year with no contracts but definitely learned a lot about marketing and systems through this process.

Partnered with aj and focused on land after doing a couple deals. Than started to really see some traction.

Now 2 and a half years in land, it’s allowed me to create opportunities, travel, most importantly give back to those I care about most.
