today we have returning guest Chris

interesting stories now Chris what is
your cool interesting story now this
could be a student because I know you
have a students so we could talk about
some amazing student deals because I
think this is a great opportunity for
that okay what comes to mind because I
know the math without having something
in front of me okay is that we we got a
leave from an expired listing we my son
and I back then this was an older deal
since cashed out it the gentleman's Dad
passed and he was liquidating six or
eight properties we found one as an
expired list we went to see him long
story short which is the case a lot of
times with the states he said hey Chris
I like what you're doing but my siblings
just want to cash out you know they want
closure cash cash I get it yeah so said
okay he called us back it must have been
gosh at least nine months later like it
was almost a year and said hey you might
not remember me I did and he said uh I I
got rid of all my dad's property I have
one of my homes left I'm retiring to
South Carolina I want to do that owner
financing thing he owed nothing on it
which is our ideal this is classic the
way we do it so we sat on his friend
porch and my question for him this is a
script for everybody with an expired
listing is hey it didn't sell was on for
like 30 if it did what were you
expecting to net after commission
haggling on price maybe some home INS
What just what was in your head you said
1839 that was his number I said great
we'll pay 1839 no money down 923 I I
always make up a very specific number so
it's not negotiable so it was
$923 and that was principal payments and
so we bought the home no money down you
have to pay transfer tax you can't say
no money down and by the way pay your
own tax right so we did have to pay
transfer tax call it whatever it was
1,800 bucks and then we filled that with
the tenant buyer the way we discussed in
the other episode and the all three
paydays on that deal because of the down
payment nonrefundable the monthly spread
and the long term the longterm being
very cool because 9ine 23 months coming
off a principal was
$128,000 on a now now get your mind for
The Listener wrapped around we bought it
for 18839 profit was 12 something why
because of the three payday system and
the principal paid it principal pay down
is so
powerful principal pay down the down
payment and then the spread between the
debt that is a textbook creative Finance

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.
