0:00 Hey, welcome to the habit of this podcast. I know you're here again, let's talk about it. We have special guests, Mr. Jordan Santiago. If you have not heard his other episode, go check it out. It's a few episodes before this, but definitely check it out. We talked about starting being entrepreneur in real estate as a young person as young adult, and the troubles and tribulations you face and being consistent over time, please go check it out. But today, we have him returning back again, covering a deal breakdown, which I think is going to break down his first deal for us because he said, I think it was difficult. So we're gonna we're gonna talk about that. So Jordan is here. What's your deal breakdown you got for us today? 0:36 Yeah, man. So so for me again, at this time, I was 19 years old. And I was sad. The picture to the way I was kind of supporting myself was I was collecting cans, dude, I was cashing cans. That's the way I was making money. And I was doing that up until about eight days before my first deal. And I found my first deal. Actually, through Craigslist, okay, I use Craigslist. And that was what I did for my first four or five deals. And basically, I was going on Craigslist. And you can still do this today, you could type in any city or county followed by real estate one Id crisis. So for me, it was Queens County Real Estate, one money crisis. And if you click on the first link, it'll be a lot of either wholesalers or other investors or sellers selling their property on it. And for me, I winded up reaching out to who I thought was the seller, but one that I'm being a wholesale, okay. And, um, man, so she had a deal, and she needed a buyer. Okay, she couldn't find a buyer for whatever reason. Um, so I'm the one that brought the buyer. Okay, so I was building on my buyers list, because again, I didn't really have money for marketing. So I was going on my buyers list. I found a buyer that liked it. And this is again, this is after 1011 months of getting into the game. I'm just struggling. Okay, so you like that? Cool. It turns out that the tenants were there was 12. Former crackheads. Okay, in the frickin house, he was charging them each, like 500 bucks a month. And what I had to do as a 19 year old was get them all out. Okay, I had to literally take the sellers money because we're doing like Cash for Keys. And I have to get them out of the property. I had to go up to one and explain to all that and try to get them out. And I remember I shorted one of them money. By accident, I shorted one of them money, and he almost beat my ass. I was like, Dude, I'm gonna get stabbed right now. I was giving him the money. Finally do it. And I'm talking about this thing was infested with my buyer actually, one day went to visit and had to leave naked. He had to strip all his clothes, because it was so flea infested that all his clothes were, were just infested and covered with fleas. So you had to literally stripped down and leave. Then we have people trying to break back into the property do absolute nightmare, absolute nightmare. And I wanted to make a two grand on it, right? Like it wasn't even like a whole bunch of money. But we finally one ended up doing it. It taught me so much about the process and just problem solving and things of that nature. And again, like the first deal doesn't matter how much money you make. It's just proof of concept. Once I got that first deal done, my whole mindset changed. I swear to God, my whole life changed. I'm like, do I got the first one done after 11 months, or I was really doubting myself now that I got it done. I know I could do it. And I know I could do it again. That's why I'm super big on do whatever it takes. Get that first deal done, you know, get that first one done. 3:51 That is an amazing story. And it's always like the first deals like it like hurts the most because you probably had other deals fall before that get close to close. Everything that could have happened. What happened and the one you get was probably a terrible one that barely skated by and you made to grab. 4:12 Exactly, exactly I got I got I almost got scammed. Like I have a story on my Instagram where I found a deal. terrible deal was a retail deal. Like I didn't but I didn't know. And then I found this this buyer who was a it was a fake buyer. Um, and he's telling me he's like, Hey, I signed the contract, which he did. I'm like, Holy shit, I'm about to do my first deal. And he's like, Yeah, but I just need a wire of, I think it was like 2000 or $2,500. So I can pay my team to go inspect the property. And I'm like, Alright, that makes sense. You know, Am I cool that that makes sense. And then I went on to bigger pockets, and I'm like this should I do this? Like, is this normal? And everyone's like, No, that's a scam. Don't send the money. Don't send the money. I'm doing my heart was broken man. I'm like, I'm about to do my first deal in like two, three months. So, countless countless deals fall through countless deals that you think are about to close. Something happens, right? The first one is always the hardest once you knock down the first one, though, the rest kind of start falling a little 5:17 quicker. Yeah, that's dope, man. That's so funny, man. One thing about real estate's very wild, you have, like you hear the wildest stories, anything that that could happen will happen. It's just it's, you already have a new story next week, because it's something new, some new crazy is gonna happen. I think the funniest part of the New Yorker almost got stabbed, 5:43 knew I was gonna do it. I'm like, Oh, my God, I gotta get out of here. It was a bad area, right? So I'm like, Dude, I gotta get out of here. But again, it taught me so much. And I wouldn't I wouldn't change anything, you know. 6:00 There you go, man. So awesome, man.
