Someone loses their What is your cool, interesting story you have for us today? 0:25 Yes, that's, that's good. Great question. So I used to teach every Wednesday in his private real estate community in the south side of Chicago. And every Wednesday, we taught a different a different topic. So we some days, we talked about financing. Some days, we talked about analyzing deals, how to analyze a deal, what to look for, real estate, red flag, so forth. And I had been doing this for maybe about three months now there was this woman who had joined us, somewhere around like, it was in winter, so like February, early March, late February, early March. And she she come every Wednesday, she sit in the back of the room and be very, very quiet, always was taking notes always was very attentive, always, you know, she'd acts very great questions all the time. And I remember one day, that one day, we was talking about finding deals and you know, having the ability to be able to generate off market deals. And one way to do that is through word of mouth and referrals. And, you know, really shaking a hand and figuring out what's out there. Because those are some of the best deals that you can use and leverage to one create your own terms and to find a diamond in the rough. So we talked about that when one session. Fast forward a few sessions down, she comes back, she comes up to me after the class, and she's like, Hey, Eugene, I remember you know us talking about you know, finding off market properties, and people being able to ultimately get paid out if they have an off market deal that they will be ultimately willing to bring to the community share in the numbers make sense money by did that you guys would would pay him out. Long story short, she had inherited a property from her grandmother. And that property was was vacant she tried the the the trap being a landlord at one point in time. It didn't necessarily work for her. She didn't properly spring tenants good. And she had this property property was paying for it only thing that she was doing was paying the property taxes every single year. And it was just sitting there. Right? It was a nice single family home just sitting there. And she brought the deal to us. I mean, we talked about a good nice Chicago bungalow with all of the architects, all the look and feel and the nice hardwood flooring, flooring, the crown molding, I mean, it had everything inside the inside the place that you can imagine. And I ended up partnering with her on that deal. And she didn't at that time, she didn't have any any credit wasn't good. So she couldn't get the financing. She didn't have any, you know, any cash reserves any credit card that she could use to ultimately get that property up to market value and the party win with this woman. And we rehabbed the place. And we showed it took us up it took us about maybe 660 days, because two months, because two months to get the property rehab. And it came from a woman that I that I sat in front of for four months at a time I barely talked to I just noticed that she had she asks great questions, she always showed up. And it was because I brought up Hey, you can get paid if you could bring a deal to the community. And ultimately, we ended up partnering with a woman rehab the property in 60 days, and ultimately ended up making about $40,000 on this deal. 3:54 It's amazing. One thing I think people that a lot of people underestimate when they're first starting out is telling people what they do, even though they might not have the experience. If you tell people what to do, you don't know where leads could come from. And it's such a simple thing to do is like we tell our students like, Hey, tell people what you do doesn't matter if they like it if they think it's annoying, or just tell people what you do. You'd be surprised how many people will think of you top of mind whenever the opportunity arises. And like Hey, I know Eugene, I know Daniel, and Daniel does this. Let me talk to him. Here's this person he can he can help you with the situation because that's what he does specifically. And you might not even be like full time out. You might not even done a deal. You just it's something you want to do or you're actively doing or you're you're trying to do your first deal and they just tell everybody to do and you'll get something down the line if you do it long enough. 4:41 Yeah. Grant says if people don't know you, they can't flow you know, you they can't flow you so, you know, money follows attention and you got to figure out how to get the brand out there to name out there to tell folks what you do promote what you do, why you do it and the impact that it's helping to the folks that's around 4:59 you I think I think one two there for everybody here.
