So when you guys have a problem, we technically have all, we all have the same problem pretty much. So I'm into technology, because I'm audio engineer. Before I started, I was doing audio engineering. Now I'm into running CRM Podio automated. And that's all I really do on my day to day basic, I notice. So because of that I kind of have like, this tech field for things. So that's how I've managed to solve my problems with anything's we have like a to pretend DLC, marketing problems, registry problems. So that's all I really do every day. And from there, that's how I was able to solve the Andre problem and other people problem get their campaign approved and verified. 1:38 Then okay, 1:39 so then it works on the backside. So pretty much I'm familiar with integration in a nutshell, instead of going into technical details, and I'm only studying more, so I'm only getting better at it. So I like to I like to progress so yeah, so you can reach out to my company on softlink IQ, submit a ticket and if you have any technical problems and then I'll look into it and especially in regards to the 10 DLC situation, so I can set it up and also follow up with you everyday all the way to your campaign get approved so that's like one of the service I can provide. 2:53 So let's talk about texting a little bit so a lot of people they're they're worried about texting being affected by what they tend to tend to see regulation what are people having to do as far as a just registered day like what what are what are the like the basic steps are people spending a lot of people are scared of the regulation in general I'm personally not scared of it. I think it's just I think it's going to wait it might make it might inflict people out of the market I think recessions push people out of the market but I think people that adapt to it can can harness it because more opportunity in general 3:28 yeah that is true that is true because it'll make it will be more legit because if you're a scam if you try to commit scam it'll you want to really want to want to use SMS marketing so that people would be using SMS marketing would be legit company so pretty much their goal is to be fully comply by comply you have to follow all the regulation in the the compliance there they're talking about like be transparent as far as send your information like your EIN numbers and stuff and so on you probably you guys probably have experienced it when you fill out the information on the website in the lead connectors and and in the would you call it in that in the phone department in the phone numbers department where you have to fill out your EIN information and stuff like that all right, yeah, but for some reason you just keep filling I keep noticing on Orion Woodley connector but I just I have to submit that I do where I make sure I follow it I do my due diligence work. It's kind of like the same way to lead connect that does it but I do it manually myself and make sure it approved. But I just the same information we connected needs from you. I gather that and do it manually, like 4:40 so. What are some things that people have to do to like make sure that opt in forms are set up properly? Your 4:47 opt in form is something properly your website is comply you need a website it has to comply. I can set I set that up for everyone who reached out to me. I said I make sure the language is on the website. The proper languages they're asking for from the pilot from A to P policies or regular regulation. And after that, I make sure when I submit your form, the language is exactly what it should be. And, ya know, just basic just keep it simple. 5:22 No, I gotcha. So, some things people we're going to have to have is an opt in form our offices investors post to adapt to having to have the opt in form, because I think most of most investors here pull a list in some way, shape or form is just having the where people can opt in and we still use our lists, or is it one of those things where where they have to opt in or the text? Will, 5:48 that's something we'll figure out in six months from now. I like to think I'm still thinking about that. I think about that every day. That's what I'm, that's why I asked myself, because there are, you know, it's, is it? You know, it's a tricky question. You know, it's, there's a fine gray line, but I'll give I don't want to give him I don't have an answer for that yet. To be honest. 6:12 Okay. Okay. And also, I'm learning more about the toll free number, there's not a lot of restriction on the toll free number side as well. So yeah, I didn't know that either. I learned you learned I learned something new about this every week. And I gets me excited, because I'm always happy to grow in progress from it, you know, so I'm learning about how the toll free can be implemented in marketing as well. Like, I just registered the number see what happened when he goes through? Then after that, I'll probably just use it just like we do a regular SMS, you know, and see how it works. Do I really need the opt in language? Or not? Maybe I do, but maybe I don't, I'll find out as well. As I go. So, as some of you need to opt in, you need a you need to register with your LLC. You can register as you can register as a sole proprietorship to to right if you don't have a business per se. 7:42 Well, the sole proprietor don't really work. It always fails. I noticed Oh, really? Yeah, 7:58 you need an LLC, and it'll definitely approve quicker then you also need a website. Okay, 8:07 so website and then are you providing like the SMS submission messages or opt in requirements? Are you providing all the ads all that stuff when you're submitting information to be approved? 8:20 Yeah, I do I do the opt in messages I usually do. I just like just like lead connector, I send all of those information and 8:29 Okay, so you're gonna need a website up then? Does that have to be like a checkbox? Or does it has to have like terms of service? Or is it like it 8:40 has to it has to be a checkbox. And also you need your terms and condition and policy to be legit. You need a good terms and conditions policy with the with the terms on your website with the checkbox as well. So I set that up for all my clients, so they don't have to worry about their terms and condition and policy because they read those information as well. 9:04 Okay, so they're going through your terms of service. You have to use box. Yeah, LLC, preferably to get approved. Yep, to have your messaging, what your messaging you have to have a reply, stop to unsubscribe message in your in your messaging in general. And then you're going to need once you are well you're gonna need how do people like the sudden they don't want to use the DIY people? What What's the trouble of doing it yourself? Because I think a lot of people are like, Yeah, I'll figure it out. It's like a six, seven day waiting process. 9:47 It's now it's more like a two three weeks process. I feel like we get stuck in longer. i If you want to do it yourself, you can do it yourself. Be my guest. I don't want to say not to do it. You So, because I'm doing I, you know, it's you have to you have to do it to get it approved. But if it gets approved, it gets approved if it does it, it does it, then you have to do it again then the way i Right now there's a clients I'm working with, and I'm working on getting their ATP approve, everyday I'm on it. That's That's me, I, that's my mission is to get order ATP approved. And I And I've noticed the long wait, one of my clients just got approved last week, he hasn't bothered me. So that mean, he's getting his SMS going through, that's good. You know, so I want them to bother me because I get on it. You know, that's, that's, that's what I stressed myself about, guess my natural stress level. But, but still, I My goal is to get it approved. And I learned a technique every day as I get it approved. So if someone figure it out, that's that, that'd be great. Because I know some people got it approved, actually. And I've seen some I've seen some I've but a lot of people just they just don't get it approved. And I just go the manual route. And what I do is I make sure all your information is up to date, I make sure I have everything and I submit it and and I make sure it's the proper information. And it gets approved. That's how I got it when my brother and DeAndre and I just duplicate that method over and over and over, you know, 11:30 yeah, I just I would just want to say like, when I got suspended, or my account got suspended around like late January, I got too rich. And then he basically did his magic in February. And you know, we're in August. Now I haven't had any issues since February. Like I'm just I'm just shocked by his like, I'm setting up a campaign. And I'm like, God, please don't let me get blocked again. You know, but everything's been cool. I've been in compliance or following with, you know, everything. So it's like, the stress of the message is going out. I don't I don't experience it. No more. So now I'm like, Dude, if he could do this for me, he does anybody because it's the same. We're all having Nike said we're all having the same problems. So, you know, I think he's the guy for it. Like, I thought, Well, my account was suspended. I thought I was like, I'm done. I say I'm never gonna text again. I was like, it's over. And then I hit up Daniel. And then he's like, we got to make you another account. And I'm like, are great, that account gets a spin it he let me go and make you another account. I'm like, do I got three accounts? I can't keep doing this man. Three accounts. So I'm like, rich helped me. 12:35 So I want to talk about that to the jury. So Dre, Dre got locked out Andres major strategy. I don't know if he's pivoted recently. But it was all texting, and Jason using SQL Server that Dre has been using us for a while. So when Dre got locked up, I'm like, oh, no, I don't even I didn't know how to help them. I really didn't. Because I only think the only solution I know is to give people more accountants. So this is how I handled it. So I had I had multiple ad clients that use multiple multiple texting strategy or multiple accounts. Most texting accounts have limits of what how many people you could text. So well, how it helped them is I would just give them 10 accounts or five accounts or however much they needed. And then they will text text text text from those accounts. So people would use a people would use a multiple accounts to text them have like one admin account to kind of well, and all that stuff. So that's kind of how I set it up. And then Dre got locked out. And I was trying to help out Dre. River. I was trying to help out Jay, and I just couldn't get him. I couldn't get him going, man. So 13:54 yeah, he just reached out to me. I just 14:03 hear the noise in the background. 14:07 I'm sorry. I think he was doing it on purpose. I swear, but it's okay. 14:10 I posted it to Twitter. I learned JavaScript, HTML and CSS, just basic stuff. And then currently, I'm learning Python, but then I got caught up with work. And then ever since then, I've been paused. I've been taking a pause on Python. It's been like a month but I'm gonna get back. But it's like I said, I just get into the technical aspect and try to solve it. I like I like to solve, I like to solve things. 15:04 So one thing I really want to hit on is Adriana problem, I can solve it. And rich rich figured it out. Because remember what he did? That's the crazy part. So now now Dre using one account now I'm guessing, and have you seen higher deliverability rates since you've been approved? And kind of dealt with all that situation? Because that's what I assume happens is like once you're approved, and you're past the regulation part of it, and you're set up, you should you actually it should improve your text and deliverability Have you seen anything like that? 15:37 Yeah, I was shocked. My deliverability was at 100%. And just like, because I've never seen 100% Usually it's like, Whoa, I 90, you know, and I'm just okay, I was okay with 85. Anything below 8085. I used to be like, well, something's going on. But when rich got me, right, and it was saying 100% 98% I was just like, should I don't know, you know, I got 100% success, you know, so it's still working, still actively doing it. I did have to cut down the amount of messages I was sending per day. So I can I don't want to, you know, I don't want to mess it up again. So I just cut it off to like 1000 1000 to date. I haven't went above that as of yet. Well, you know, I have a lot of numbers. So maybe I'll try it. Maybe I won't, but I've been you. And the thing is I was texting people. I wasn't texting people on weekends, I will send out like 3000 messages a day. So too much for Twilio, whatever you want to call it. So I brought down to 1000 a day. And now people are just gonna get texts from me while they're in church. I'm sorry. You know, that's the best I can do. Sorry. 16:44 So, yeah, 100% deliverability is not a small. It's not a small like, like that's a big ROI, like deliverability response rate. I'm sure it all went through the roof. That's huge. 17:00 Yeah, that is, that is true. Because I'm just so used to seeing in my brother's like, I never asked him what says I'll check after this car. I'm curious now because I used to when it fails. But once it started going through, I stopped really looking because I've been busy. But now that I think about it, I should look into that. 17:21 No. And that's such a huge factor. So if you once you do get approved, you should get better deliverability better response rate, and hopefully more deals more business as long as you do with the proper channels. 17:33 Yeah, I did notice our at&t, when you call it a trust rate has increased over the over the months as market as well. Because when you're even the injuries as well, because I've been monitoring his account, I have noticed their trust rate has increased to like, now he's at a 55 I believe. So that's good. And the limit market what has has increased? So from maybe from being properly opt in that would build trust with the carrier as well. 18:06 So can you talk about that a little bit what a trust rate is and what it means. 18:10 So pretty much it's when you're sending out message, the more messages sent out over time, the more the carrier knows that you're a legit company. So when you first make your your you set up your your let's say you set up your Twilio account, or even your link connector account or your first hivemind account as your message start first start going, it doesn't really build the trust the trust rate with the carrier as fast as I will say the first two three months, but once you start sending over 10,000 15,000 messages, and you are you're you're you're engaging with your clients, and that increase your trust rate, from my knowledge. 18:54 So it seems like it's the i This is one of the things where like, it's not really like set what it is or how it works. But it seems like it's it's one of those things where like, you probably start out at a low level and then over time if you don't get caught of spam or potentially spamming or hitting people up the wrong way or ticks people 19:12 even spam even the spam that think because more of the same account my brother use was suspended I on suspend the account. And we in that increase the trust rate apparently, because the trust rate just kept going up as the longer you have the account. The longer it's been active, the longer to trust rate goes. It's like a life the lifespan or death account almost. I would say 19:35 Hey, rich. Yeah, 19:38 a little bit about what you're doing right now like in your other businesses because I'm I love the mindset I love where you're at what you're doing with technology 100% deliverability. And like I'm over here to like really, that's amazing. You you're a real estate investor, like how did you end up doing what you're doing now? Because I think a lot of people in this room maybe they don't even know what what are some of the things you're saying and some of the words you're using. Because even myself I'm like, Oh, what do you say huh? 20:00 So right now. Yeah, so I tell you a little bit about my investment investing career. So I work with my brother, my brother owns an investment firm here in South Florida with his business partner. I started working with my brother around 2019 2020 around in and really before and before then, but that's I was heavily involved around that time because he wanted me to build his system like Podio, and his CRM, lead Sherpa, all these little, you know, customer relationship management were using before, but he felt like I was the perfect guy for it. Because before I was an audio engineering, and as an audio engineer, I like to solve things. And I always did. And I started working with him doing that. And from there, I start closing deals with him, because I had to get on a cold call and make offers, you know, just little things and from little things, and they add up over time. And now here I am doing the same thing but helping you guys this time. 21:09 You might have asked how old you are. 21:11 I'm 28 years old 21:15 guys are killing it man. Young guys are doing amazing, amazing things. Yeah, cuz if you can combine the technology part is like liquid like kids did with like, tick tock and all that. Right, where they took like something as big as media and Hollywood and entertainment. And they commanded that space. Right. And these are young. So just to show everybody real quick. So right, what this is a campaign in progress, but right here 96% deliver on their success rate. And then 100%, which is unheard of right, another 100%. Well, 98 Whatever. The campaign I got to look for some of these are bulk uploads. But the campaign's are like 95 100%, they're like, it's crazy. Like this will you know, 26 out of 2677 out of 26. So this stuff is real. Like I'm saying these campaigns are going out. And this is just the amount of messages I sent 2600 All of them were delivered. You know, this is all recent stuff. So I just want to backup when I'm saying about rich and actually show you. So I mean, it doesn't get more realistic than that. You know? 22:36 That's crazy. And congrats to both of you. Congrats, rich, that's super dope. You mean there's there's always a way to hack the system, right? And sometimes it's playing by the rules. What you're doing on your end is all split testing and just trying and trying and trying until you kind of crack the codes. That's amazing, man. It seems like it takes an engineers brain to do that. We noticed that when engineers get in real estate, they tend to do really well. Yeah, get your mic Novak's you know, and those kinds of guys brains. Yeah. 23:06 Because Because that's when that if you're an engineer like to solve problems, that's just how every doesn't matter what engineer you are civil, audio, technical, electrical doesn't matter what engineer. You just solve problems. If you gave 23:23 me a roomful of rookies, like 1000 rookies, and you said, Hey, who's gonna make it? I would be like, you know, the engineers, please raise your hand. All those guys are on my team. That's killing me. I was playing the game. 23:38 Yeah. Yeah, definitely. Yeah. We'll find out more in the future. But today, you just have to follow the certain parameters of your scholarly regulation. Just follow the regulation. Follow it on the 100% you just have to have it there. Which is funny to me. Just funny to me. So 24:51 just just have it there. Yeah, just have it there. You know, just just do your research. The me yours Semir when you call it your ATP 10 DLC paperwork, don't just make sure you just put what they want you to put without extra stuff, you know, don't mention, offer buying these these words triggers something I noticed and they don't approve it. And also another trick in your list, make sure you you scrub your list very well. You don't want to reach out to landline and numbers that are not available. That right there would flag your account really fast. I noticed. 25:34 So let's cover that a little bit. So most of you pull the list. Scrub it against the DNC, make sure you don't text the landlines. I talked about this all the time. But it's so it's one of the funny things. People are like, Oh, I text number and it's not working. And I'm like, Dude, it says why it says landline, right? They're like, of course they're gonna Yeah, 25:53 don't Yeah, you gotta scrub that out. And that's bad. That's bad. Because 25:59 at least tag it at minimum. Yeah. SMS, and you're calling what? Landline. So it's such a key thing. So data data management, who you list makes you whenever somebody makes you have all that stuff set up. But data management, don't make sure all this DNC is seen. And then I will talk about this a little bit to keywords, keywords not to text, because they potentially seem as spamming so you can name a few and I'll name a few. Yeah, so you're 26:32 interested, 26:33 interesting. Properties. Like offer, quote, 26:41 which is better than offer, I will use quote, instead of offer. Would you like the quote for your parcel sounds better than Would you like an offer for your property? Because offer for your property automatically rings? Spam for the carrier's? 26:58 Yeah, don't send a link in your first message. 27:01 Don't send a link. Yeah, don't send link that because because that right there would ring the flag. Because that's that's scam. And what else? Don't ya don't talk? 27:18 Don't talk about COVID. Talk 27:19 about COVID. Yeah, I don't. I didn't know about that. I never talked about COVID. But there's a lot of things that you could do to prevent stuff from happening. I think I think we all this is like you can you can hand somebody you can hand somebody the tools and everything else, but they don't know how to use it. And I think she's talking about automation template. I think she might have used the wrong field somewhere somehow, that's causing it to cause an error. I was using Apple to opt out because the less stop the it was lower opt out rate, you know, and the soft opt out would work in Apple was a soft opt out. I mean, I have like 16 deals on the contract, you know, I mean, for the month of August, so if the text to enter quit was really affecting me that much. Then I wouldn't have 16 deals I'll have like eight maybe five and I'm like, okay, something's going wrong. But you know, around me having around that much in escrow, like those amount of deals is pretty healthy, but if it dropped like wait, I can I experienced the lower numbers as we get closer to the holidays like Christmas and stuff because buyers start slowing down and people worry about gifts. But at a time like this where the market is on fire, these builders are hitting me up like crazy. You know, it's supposed to be that way. So it hasn't really affected if someone's going to sell it, they're going to sell it, they're not going to sell they're not in it for the people who they don't give you the hard answer like yes or no, they say not right now stuff like that. I still put them on follow up. So even when they see text into quit, they could still put in, but they still said Not right now. So they're going to follow up automatically. So it hasn't really from what I see it hasn't really affected my text as far as like the people. Just from my experience. 35:46 Gotcha. That's still good questions, guys. Good questions. And then AI will spit out a whole bunch of text templates. And they'll make sure they make the it'll make it make sense for you without the keywords that you want to use. And I'm just like, Yo, this AI this stuff is sick, you know? So at open ai.com is what it is free, 38:03 I can't believe is free. Yeah, it's free. I use it, I use it for my YouTube title. So I'll probably go and check TBTF title for this 38:11 exact exactly. You can use a whole title for your case, the templates a lot, you know, I like write me a paragraph on answer they'll write you like a five page paragraph on like, Yo, this is nuts. 38:23 Don't Don't be afraid of changing and this is this is I want to recommend you kind of pivot a little bit and say yeah, and I think we'll probably end it. But I think there's a lot of new technology coming out and a lot of people are afraid of it or don't want to understand how to use it just by you messing with it and and you're watching videos about it and even testing with it in some way. It gives you the upper hand. So what Dre said right now is huge. using AI to write text templates, without your without keywords that will potentially flagging that is huge. You know how hard it is to think of a message without using keywords. I mean, the brain power of that. And my personal brain is annoying because I've done it before. And so if you can use AI to create text templates without using your own brain power. I mean, I'm all for that. I have owned and operated a trucking business for 2 years. I started learning real estate in 2019. Fell into the Data & Skiptracing business in 2020. My partner Anthony & I started Hivemind in 2021.

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.
