0:00 Hey, welcome to the next episode of the habits podcast. I have a special guest, Mr. Elijah Bryant and co host Anthony gonna this substance called deal breakdown. We cover cool, interesting stories. What's your story got today? Elijah? Oh, 0:13 actually, so I just, you know, started the actual Academy, January, one of the members of the academy, he started cold calling for me. And within about a week or two, he found this deal. I'm not gonna say the exact location because still marketing, they're finding deals, but he found this deal lady signed 23,500, I believe. And, you know, I sent it over to a couple buyers, nobody got back to me. And then I sent it over to this one buyer that, you know, paid me a good amount of money last year, and they're buying it for 35,000. So, like, he literally within a weekend at the time, he told me like, this is like the last bit of money I have bought into your program. I'm gonna make the calls for you. And we're gonna find a deal. And that's exactly what happened. And we're about to make 13,000 on that dude. Man. 1:19 That's that's such an amazing story. And I think you have a similar story to because you move you move south from like, North Carolina, South Carolina, you moved down to Florida for two or five mentor under somebody went there. 1:31 From New York to Florida, New York. See? 1:37 You actually moved down to meet your mentor. 1:40 Oh, not to meet him to actually work with him. 1:43 That's what I mean. Yeah. Wow. That's a big move right there now like look at the dividends now. Add to 1:50 one of the stories too, is that now he has students doing the same thing. So it's like, he instantly instant respect. Let's get you that deal, bro. Let's take you to the moon city to the next level. That's dope, man. That's such it's such a cool like, it's like deja vu all over again. Yeah, 2:05 that's exactly how it feels. It's just everything's coming full circle. 2:11 Has Has their you haven't heard their stories like that or see the first one. That's kind of deja vu moment for you. 2:18 Oh, I do have you know, Serral she's she's one of my mentees. She moved down from Virginia to Florida. Not too far from me, you know, and she's she's doing great as well. She actually locked up a deal today. I don't know the exact amount. But yeah, she's she's doing good. So it's amazing seeing people kind of taken the same steps as me. Yeah. And, you know, doing go with it. You know, I know, I advise everybody to do it, because there is a lot of risk. But if you built do it, take, if 2:59 it's one of those things were like it's a you recognize the energy and you might recognize it more than I ever could because you did you literally left your your hometown to move 1500 miles away 1000 miles away to go start a new venture? And it takes a lot of sacrifice and balls to do that. 3:17 Yeah. And they are they have money. A lot of people think, you know, you have to have money when you leave. I mean, I think you do. I was kind of, um, I feel like I'm naive. You know, once I get opportunity, or sounds good. I'm gonna try it. I don't have no kids. So it's like, what else can I lose? Right? I'm still in my 20s This is the time to make risk. Even in your 30s It's time to make risk. So that's exactly what I did. And I feel like if I read this one quote, of risk only looks like a risk from hindsight. But, you know, once or hindsight, looking back is the opportunity, you get what I'm saying. So, at first it looks like a risk, but after the, you know, years go by you understand that that was just an opportunity. So knowing that it's like, Oh, I'm gonna keep making as much risk as possible. Because who knows? It only takes one one opportunity to make millions. So 4:28 that's, that's crazy. It's crazy to think about because it like it is like business. Entrepreneurship is risky. I mean, really, anything any anything like that is risky. But it's one of those things where like, if you if you know you can if you're putting the right situation and you can capitalize, you know, going back right, so that life and he talks about when Anthony man, that's dope. 4:51 I was gonna say yeah, congrats to you, man. Because you gotta you gotta grow those wings. You got to be willing to burn the ships beginning of last year. I shut down my construction company. I've been in construction since I was 12 and 41. And said, You know what, I'm gonna do real estate now. And ever since then, like last year was a big momentum year, because I haven't, I've always been a multiple business owner. And last year was first year only doing real estate, and only doing land. So it was a big jump off, but it's like, impossible to fail. You know, if you have that mindset, like, you're just like, I'm gonna do this. I don't even got no money. I'm ready to go get me out of here. So I shut the construction company off. That was my safety net. Yeah, man, like this real estate thing needs to pop off. And yeah, so last year was amazing, man. And like I said, this year, right now, we're set up to do this year than better than I've done in 40 years, all prior to this in this in this year alone. So it's like, if you don't have that mentality, then yeah, I think you're always going to struggle, you're always going to be a tinkerer, but like you said, but being willing to be a risk taker, and jump off like that, man, that's, that's amazing. So congrats, you for doing that. And having the, the spirit and the, the wisdom and the fearlessness to do it. That's amazing, speaks volumes about you. 6:05 Thank you, I appreciate that. And I like how you said that, you know, you know that one year, you can make more money than you did 20 years doing something else, you know, before actually making money in real estate, you know, DoorDash and Instacart. I wasn't making any money, or sorry, making 12 15,000 in a year. So, and that's me putting in time all day driving around delivering food. So it's crazy how, you know, I can make that in one month real estate one day real estate than I could in a whole year. So I feel like people need to understand that as well. You might not get a deal right right away. But once that momentum kicks, you can really take off and you can make more money in one year, six months than you did 10 years other job. So yeah, 7:02 this where it's like, I feel like real estate and what you can do in real estate, it's like you're kind of like you're collapsing time, because grandma and grandpa worked their whole life to leave this to their kids. And then those kids leave that to their kids. And then you come in and pick it up in a weekend. So you just gained 200 years of wealth in a 30 day clothes. So it's a weird business to be in and I love being in it. I love it. I respect that I'm honored honor the creator for putting me here. And meeting people like yourself that are that are doing the same thing, spreading the message and sharing it with your friends and family man. So it's a very cool space to be in. Yeah, we're kind of like on right now we're in that. I don't know if this is the honeymoon phase if you just get used to 10 years, but yeah, we're still kind of just like, No, this is cool. This is too much, man. I can't wait for my kids to experience what they're going to experience you know? Yeah, 7:53 I have. Did you hit a million yet? In revenue? 7:57 So no, I didn't. Very close. I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.
