0:01 Hey, this is Daniel Martinez, your host, we're this is our segment called deal breakdown. We're also covering how to make six figures on a land deal. So if you've seen our previous episode, where this is part two of that series, we're covering a deal. And I have my partner here, Anthony Gaona. And what's the deal we're covering today? 0:19 Hey, man, yeah. Thanks for joining us guys. This is on a deal we made 150,000 on. So buy back the lead from a friend of mine who was actually an agent, he went out to check out the property, it was on Apple White road, the seller was facing a tax foreclosure property foreclosure. And we ended up coming in check out the property. There's a lot of debris on property, lots of debris on site, some mobile homes that were not titled, I mean, this thing had a bunch of challenges on it. So we negotiated a price with the seller and her, her husband, and we ended up coming through, we stopped the foreclosure, there was a ton of leads on the property. So we came in, we worked through that chewed through a bunch of stuff, child support a bunch of old failed businesses, we broke through all that. And we ended up turning around and selling the property on seller finance. So we sold the property for 225,005. If I remember what the math checks out correctly, so we had a seller come in, he brought in 80,000, down, we put a 40 towards the foreclosure, put 40 in our pocket and seller finance the rest, and the guy ended up paying it off in less than a year. So they were making large payments like roughly almost $7,000. So the deal was a slam dunk. Super, super easy, a little bit of knowledge and knowing how to unlock problem properties, how to deal with different types of liens and things that are pending how to stop foreclosures. So there's multiple strategies on this one, but it was super easy the way we pieced it together. And we were able to sell it for top dollar because we sold it on seller finance. That's another thing that we can cover in another video. But we're willing and we're able to sell stuff that's over retail, if you can tell the seller finance. 1:51 Yeah, I think everybody here like I literally seller finance is the key to a lot of different things. I met with a friend of mine from high school that's flips. And with interest rates being so high right now I told him the advantage of him seller financing with a large down payment, he would actually make more just the same amount of money as as if he turned it into a rental just by being the bank without having to deal with maintenance, vacancies, repairs, all that stuff, you'd make the same amount of money and to get 40k in his pocket. So it's it's a huge opportunity, especially with with the coming times of high interest rates to create a lot of income and revenue officer financing. So, so financing is a huge key. What's the deal? What was the timeline on this deal that you talked about? From from leading down to close? 2:38 I say contract with the close was about 90 days, probably less than 90 days. Yep. And then total pay off in about a year. But monthly cash flow 40,000 up front and 7000 monthly cash flow coming in that year. 2:51 And that goes to show like, you can't project like wow, I'm gonna charge $300 A month because that's what you should do. Like no, I'm put 7000 A month okay. 3:02 So think about that. What does it take? What does it take to come up with $7,000 a month of free and clear cash flow on an apartment complex? Right? How many houses is that going to take? You can do that with one single end do 3:13 Yeah, yeah. And it's just the and having specific knowledge to create and unlock that property as far as through the through the issues you had with the with the title problem. So like I said, real estate is a way to go to create a lot of wealth and you can create a lot of cashflow income as well. seller financing. seller finance, finance so check us out on the next one. I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.

Instead of deciding to vertically integrated and start hiring I imagined a model where I would teach my real estate investing methods to others. This would free up my personal bandwidth and allow for unlimited large scale transactions.

Currently our operations are expanding globally. The goal is to identify one person per major US Market that we can build a team around and drive traffic to so we can close high volume transactions together.
