Oh, Michael Yeah, Michael man outstanding So how'd you get started investing in real estate in Alaska so I started you know, bigger pockets like everyone else I learned I spent a year in allow spent a year learning networking with people in the market saying hey, you can get 12% cash on cash return I can't get that anywhere else. Day one. So then I just started learning how sock to duplex my wife and I live in flipped. So that's sweet money, man. I'm living for free. Do the same thing with a four Plex and then just started doing the off market deal still have those properties? We sold the duplex because that was just it made too much sense to sell and a no appreciation market basically kept the four Plex converted to all Airbnb and it's amazing up there like how off desktops booked. We have 20 Dry cabins. So how much do you get per night? Near Cartersville hospitals per night for the b&b are around 160 and night 60 to 200 a night is amazing with like virtually no expenses. I mean, that's the crazy part. And the cabins we're just talking about it when I would do my pro forma had between at around a 300% cash on cash return. We just hit one year over 900% cash on cash return What's your biggest lesson learned as a short term rental investor? Yeah, so that five star reviews do everything you can to get a five star review we had someone slipped and it was their fault they slipped down the stairs was their fault, whatever, we'll give you a refund. You know, like we'll take care of you guys we'll make sure the kids are washed just like do whatever you can even if it's a bad experience and it's kind of out of control, just do everything you can because that's a people business more than anything else. And one bad review really tears you down in that industry and it's unfortunate so that's the biggest lesson learned and obviously clean I mean you gotta give people a good clean place and make it memorable right? We have a North Pole in Alaska right next to where we're at next the Fairbanks get them like a nice North Pole coffee little gift basket. Little things like that help you stand out is awesome. You know, super cool stand out. I recently stopped doing my off market deal finding in Alaska, but we're restarting down here we're looking at multifamily is and in a plus or a minus b plus communities in San Diego. We're doing some short term rentals outside of City of San Diego where you're avoiding the new ordinance changes. You know, we're trying to really strategize and jump ahead of the curve before everyone else goes out there and I'm telling my partners I'd rather buy now and lose 10% in value over the next year then try to deal on the same market people were dealing with the last two years I'd rather buy now overpriced than then be outbid. I have been an entrepreneur since 2018. I come from a regular home just like most people. My dad worked on the roads in the Chicago area for over 30 years. He always taught me to work with my brain, instead of my body. Your body can only take so much abuse. I learned so much from my father. He always pushed me to work smarter and not harder.

I have owned and operated a trucking business for 2 years. I started learning real estate in 2019. Fell into the Data & Skiptracing business in 2020. My partner Anthony & I started Hivemind in 2021.

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.
