0:02 Hey, it's Dr. Martinez, I wanted to give you like a, we do a lot of text in the agents. So some of that happened today a conversation I had with somebody we're contacting. And I kind of want to give you like a little bit perspective, that maybe insight into your marketing, and really understand like, the basic numbers of it. So this is all today. And like I said, I'm doing this video, because it's fresh on my mind. And I hope people get value from it. So we've upon texts going out, and he pretty much like he put pretty much test this out in the first message. He's like, Hey, how about you the how much you how much you can sell the first message. And I responded back like, hey, that wasn't necessarily the right response. For the conversation, they get opted out because he was kind of like, asking about our opt out message. And then one of my team members hopped in and like now the magic word is banana. So for our texting, we use banana as though opt out message and so stop or unsubscribe. And it's just a hard soft opt out. But it's another video but it jumps into is like I'm getting pretty tired of so many texts a day. How does this work, you paid someone like for a bunch of numbers and you sell 1000s of texts, and see if anyone bites. And I'm like a witch here it was you're offering the opportunity to real estate agents, we know the times have changed or seen or seen we can offer opportunities, that's all. And he's like, Well, like, don't just seem like you're wasting your time and money to do all these outbound texts. And I told him I was like, he responded like it's kind of trashy to it's kind of trashy to like message, people blindly. And I respond really well. You can be trashy, be poor, it's just a matter of perspective. You might see SMS messages or of trashy, but another person might see it with opportunities. And that's the point. And he was like, Well, how many people you get to contact to get to get conversations going. So I responded like, well, good or bad conversations. Even this conversation right here is cost me less than a quarter. And if all my conversations whether they're good or bad, or less than a quarter, I'll be in the money forever. Because if I can make contact with their good or bad contacts, it's just a numbers, game three actually get a good contact, that's going to turn into opportunity. So it's home like, Well, I hope you take this conversation as an example, perfect example, you might be the right, and you might not be the right person for this opportunity right now. But it only cost me a quarter personally. And I'm okay with that. And, and I'm willing to spend a quarter or less mass marketing to lots more people just like you, because it's gonna cost me a quarter or less. And he responded with that deep. So the biggest thing I really want you to understand is or the biggest epiphany about this. And the reason why we like texting is that you can reach out, you can do a lot more contacts. And reach out and touch and touch a lot more people that whatever you're trying to get more contracts or just bought property, whatever your strategy is, through text, it's just a simple way to filter through a lot of people and everybody that does real estate, that's the whole game you need to talk to and filter through as many people as possible. And you will get deals. So for everybody struggling out there, realize what you're actually if you're cold calling, you have to have man hours, you have to have that list, you have to have the data skip tracing all that stuff in place the dialer, there's so many things that go into that one call, that there's cheaper methods to make that one point of contact, instead of actually putting cold calling now versus people that do cold calling, it's just not our preference. And it's really what works at the price point at scale. That's just the bottom line. So different markets call for different things, texting works really great for us. So it's gonna give me a different perspective on your marketing, and understand the different marketing API's that you need to keep track of in your business just to grow your business as a whole. Because there's certain KPIs of cost of customer cost per lead cost per contract. Like you need to look at all those things. No matter what business you're in, you need to understand all those KPIs because it gives you like a general understanding of your business and how you can grow your business at scale just by understanding those basic numbers. So this might be like a marketing call and I don't want to get on the call yet but I hope you enjoyed that and like so many ways to do marketing. There's no wrong way just do it consistently. And but at the work, man sometimes It's, it's filtered through people casting out here to cold call people procrastinate. It's just making those contacts and filtering through all those people and you will get deals. So, hope enjoy this video. I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.
I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.
I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.
Starting the Hivemind has been an amazing journey so far. Seeing one of our users make his 6 figure month in June 2021 leveraging our software, I know there will be plenty more to come!
