We're here with cash money, Mike. This is a lightning round of the hive mind hive with this podcast, and we're covering deal breakdown story. So these are amazing, crazy, ridiculous deals that you've done before that are notable some of your favorite deals. And Mike says he has one for us. But you got Mike. Yeah. So 1:17 you hear about people like they say to buy the block. Right? Try to buy the block by the block. I got a little I got a little board here. Can I do it on the board shall 1:25 be amazing. 1:26 Yeah. So here we go. We got the street right here. And we've got all these all these houses. And all these houses are the same. They're all three ones. This is on the west side of Charlotte. And everybody told me don't go to the west side of Charlotte. And I said why? They said it's bad. And I said, I'm from New York, if you've never been through the Bronx at night, you don't know what bed is. This place was beautiful. So ultimately, I bought this house right here, I wound up paying $19,900 for this house. And the goal was to buy that piece of property by one at the time was to buy one for my daughter, one for my son, the other one for my son, buy three of them, rent them out. And then when they turned 18, I would just hand the house over to him, tell him to get out of my life for a little while. Let me get some of my life back. After I'd spent so much time raising them that my company my construction company got so busy that I never had time to renovate this house. And it just sat there I didn't even put insurance on the house. Literally. All I did was just cut the lawn and make sure that Mecklenburg County wouldn't like, like continue to send me a nuisance letter. And at the time I was pushing my wife to get a broker's license. She gets her license and I go, why don't we do this? Why don't we list this house. And let's put it on the on the on the market for 99,000. This is 24 months later. And we put it on the market and the day we put it on the market, we put it under contract. And the day we put it on the market and put it under contract, this house comes up on the market for 60,000. So I immediately said to my wife, I said put a full price offer in on the $60,000 house. We just sold this for 99. There's another 40 sitting here, let's just right, so we we put this under contract, we wound up putting a full price offer in on this and I took three weeks of due diligence process. And in North Carolina, the due diligence process is the fee that's negotiated. So ultimately, what happens is that the seller is looking for the most money with the least amount of time the buyer is looking for the most amount of time with the least amount of money. This way you could pull out of the deal for whatever reason. So long story short, I get into the due diligence process have about three weeks, and I'm down to the last week. And we have to go ahead and call the listing broker to meet us up there so I could see the house. So I put the full price offering on the house. never even seen the house and I go up there. And as I'm walking in, what's what's really crazy about the way these houses are built is all of the bathrooms are right in the middle of them. And when the bathrooms leak, what it does, is it starts to pull down on the structure. And you see a little bit of like a dip in the roofline. So I would drive down the I would drive down the road and I'd look at all of the dips in the roofline, and I go, that bathroom has been leaking forever. And that bathroom has been leaking forever. So when I walk in here, sure enough, there was a leak in this bathroom. And I was a little uneducated, and I pulled out of the deal. And as I'm walking out the door, a guy walks out of this house and he goes hey, do you buy houses? And I go, Yeah, and he goes on selling this house. And I walked I pulled out of the deal. I got this one under contract have this went under contract pulled out of it, walked over here with the guy and as I walk in, I go, What are you looking to get on this one and he goes 40 And I turn around. Turn around with one swipe, and I go, I'll make your one offer. I said, I'll give you $35,000 all cash. I'll close it as soon as Title gets back. I don't need any inspection. I'll have title done in two weeks. He says it's a deal. I closed on this one. I paid $35,000 for this one. The day after I closed I turned around. I put it on the market for 139 and sold it in a day. It's crazy, man. Crazy. You did buy the whole black by the block. Yeah, but you know what? You know what's funny? Is that like, had I kept them? Do you know? 5:54 Yeah, yeah. Looking back, there's nothing you can do, man. 6:00 You got it. Yeah, there's nothing for you back there. You got to just stay ahead. Yeah, look 6:04 back and I'm like, dang, I probably lost more money than I made just by selling. But are good we live we live to play the game. 6:12 Yes, sir. 6:14 Awesome. Like, man. I have owned and operated a trucking business for 2 years. I started learning real estate in 2019. Fell into the Data & Skiptracing business in 2020. My partner Anthony & I started Hivemind in 2021.

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.

Instead of deciding to vertically integrated and start hiring I imagined a model where I would teach my real estate investing methods to others. This would free up my personal bandwidth and allow for unlimited large scale transactions.

Currently our operations are expanding globally. The goal is to identify one person per major US Market that we can build a team around and drive traffic to so we can close high volume transactions together.
